Kyle Real Estate –A Dynamic Small Town with a Thriving Economy and a Booming Real Estate Market
Small town charm and living life at a relaxed pace are two good reasons homebuyers are attracted to Kyle. And as the fifth fastest growing city in Texas, local residents benefit from a rapidly developing infrastructure of modern services and amenities.
From its inception, Kyle has always been well positioned for growth. Originally founded in 1880 by Captain Fergus Kyle, the area’s initial appeal was its proximity to the International Great Northern Railroad connecting Austin to San Antonio. Kyle’s location on the major corridor between the two cities is still an important factor in today’s real estate market, providing easy access to major highways, airports and the railroad system.

Projected to Grow, Determined to Preserve Small Town Charm
Conveniently located just 20 miles south of Austin and only eight miles north of San Marcos, Kyle is the second largest city in Hays County with a population of about 31,000. Ongoing growth is anticipated to increase the population to more than 60,000 by 2020.
With these projections, all indications point to a continuation of the currently thriving economy and strong real estate market. At the same time however, the city is committed to its real estate owners and plans to maintain the enchanting, quiet lifestyle they now enjoy.
“We love living in Kyle because of the small country feeling,” says Spencer Thomas, a Kyle real estate owner for the past 14 years. “We have San Marcos and Austin close by for all of our needs without having to live in the hustle and bustle of a big city. We treasure the peace and quiet and hope it continues to remain this way.”
Enjoy Historical City Square Park or a Refreshing Swim in Kyle Pool
In 1880, the original plat of Kyle’s downtown real estate included two acres in the center of town simply referred to as “town center.” When the historic Kyle City Hall was built in the early 1900’s, the surrounding area was designated as City Square Park. The park, officially renamed Mary Kyle Hartson Park in 2011, includes a large gazebo and plenty of shady benches. Many community events take place on the City Square Park such as Santa’s Arrival and Lion’s Club Fajita Fiesta.
In the hot summer months, Kyle residents put on a swim suit, grab a beach towel and cool off at Kyle Pool. Kyle Pool anchors the Gregg-Clarke Park which also offers multiple softball and football fields, lit basketball and tennis courts, covered playscapes, walking trails and a covered pavilion – and is host to an adult kickball league. Residents also enjoy swimming lessons, fitness classes, and an organized swimming team.
Play Golf, Go Fishing and Bask in the Natural Beauty of Plum Creek
Picturesque Plum Creek runs through the 31 acres of Steeplechase Park’s pristine real estate. The park boasts lots of open spaces, hike and bike trails, a covered pavilion, and a championship disc golf course. Another popular destination for outdoors enthusiasts, 70 of Waterleaf Park’s 92 acres are undeveloped. The 22 acres of improved real estate include baseball and soccer fields, playscapes, nature trails and beautiful green spaces. Kyle also offers numerous neighborhood parks which are popular with homeowners throughout the city.
Fishermen enjoy the natural conservation preserve at Lake Kyle, where local anglers are known to pull out trophy-sized catches. And finally, golfers appreciate the Plum Creek Golf Course, an 18-hole championship golf course that spreads out over more than 200 acres of picturesque real estate. The course is also home to a distinguished clubhouse where golfers and their guests relax, dine and locals host parties and other events.
Retail Roundup: Kyle Area Shopping, Dining and Entertainment
Kyle residents enjoy a burgeoning selection of restaurants and shopping as the town has grown. A series of commercial real estate developments have seen new stores opening at Kyle Crossing, The Village at Kyle and Kyle Marketplace. The numbers are impressive. Together, these developments have over two million square feet of retail and commercial real estate. Anchor stores include Kohl’s, Target, Lowe’s and HEB Plus.
As more commercial real estate is successfully developed, the more complete and convenient local shopping becomes. But when residents get an itch to explore a variety of other options, there are plenty nearby. Popular brands are always on sale for discount prices at San Marcos Outlet Malls less than 15 minutes away, and Austin’s fashionable shopping districts and fine selection of restaurants are also just a short drive from home.
In addition to plenty of nearby shopping, locals also have a growing selection of favorite restaurants to choose from. Two of the most popular eateries in Kyle are Matt’s Pit Barbeque and Veggytopia – a great representation of the staggering variety of restaurants in town. Matt’s Pit is famous for its combinations of smoked meats, while Veggytopia is a foodie favorite for its delicious assortment of vegetarian and vegan foods. Among the scores of other popular places are Bailey’s Burgers, Cuervo’s Flauteria, and the charming bakery Texas Pie Company.

State-of-the-Art Healthcare and Medical Facilities
Home buyers love Kyle, fueling a real estate boom and construction of new homes – as well as a demand for more infrastructure. And as the population swells, so has the need for excellent medical care and facilitates.
Seton Medical Center Hays opened in 2009 to serve the area, and has continued to add beds and grow. The hospital is a general medical and surgical hospital with 112 beds, and is on track to grow to 300 beds. The Hays Medical Center also hosts specialists, family doctors, and other medical professionals in its large and growing professional building. Nearby in San Marcos, the Central Texas Medical Center is an even larger hospital with 178 beds.

One thing is for sure, we are committed to keeping that sense of small town living that has always made Kyle a jewel in the Lone Star State.”
